Painting looks like the most approachable home improvement project there is. Buy paint, buy a roller, spend a weekend. Plenty of homeowners do exactly that and are happy with the result.
But there is a reason professional painting exists as a trade, and in Chicago’s housing stock the reasons multiply.
1. The Work That Happens Before Any Paint Opens
Ask a professional what share of a painting job is actually painting, and the answer is usually about a third. The rest is preparation, and preparation determines how the finish looks and how long it lasts.
Proper prep means filling nail holes and cracks, sanding rough areas smooth, caulking gaps at trim, cleaning surfaces so paint bonds, and priming anywhere bare material or patched compound is exposed.
Skipping prep does not show on day one. It shows in month four, when the paint over an unprimed patch has flashed dull, or the caulk line at the baseboard has opened.
2. Chicago Walls Are Not Drywall
This is the big one, and it is specific to older housing here.
A large share of Chicago’s bungalows, two-flats, and pre-war apartments have plaster over lath, not drywall. Plaster is harder, often uneven, develops hairline cracks that reopen if simply filled, and can be chalky where it has aged.
Painting it well means knowing when a crack needs to be cut out and re-taped rather than skim-filled, when a bonding primer is necessary, and how to feather a repair so it disappears under a roller. A painter who treats plaster like drywall gets a result that looks fine until the light hits it sideways.
3. Lead-Safe Practices in Pre-1978 Homes
Homes built before 1978 may contain lead-based paint, and a very large portion of Chicago’s housing predates that year.
Disturbing lead paint through sanding or scraping releases dust that is genuinely hazardous, particularly to young children. Federal rules govern renovation work in pre-1978 housing, and the practices — containment, wet methods, proper cleanup — exist for good reason.
This is not a reason to avoid painting an old home. It is a reason to make sure whoever does it knows the building’s age and works accordingly. Ask directly.
4. Timing the Work Around Chicago Weather
Interior painting is year-round work, but conditions inside change with the season. Summer humidity slows drying and affects how a finish levels. Winter heat makes interiors so dry that a roller can leave lap marks if the painter works too slowly across a wall.
Exterior painting has a narrower window still — surface temperature and dew point both matter, and paint applied outside its specified range does not cure properly no matter how good it looks going on.
5. Ceilings, Height, and Access
Vintage Chicago homes often have ceilings well above eight feet, plus crown molding and stairwell walls running two stories. This is where DIY painting most often stops short — not because the technique is harder, but because the access is. Working safely at height with proper staging is part of what you are paying for.
6. The Finish Is Where Experience Shows
Cut lines at the ceiling. Trim edges straight without tape bleed. Consistent sheen with no roller lap marks. Clean corners where two colors meet.
None of these are dramatic. All of them are what your eye reads as “professionally done” without being able to name why.
7. Sheen and Color Selection
Sheen matters more than people expect. Flat hides imperfections but does not clean well. Eggshell and satin clean well but reveal every ripple in old plaster.
Color behaves differently depending on light, too. North-facing rooms — common on Chicago’s dense blocks where buildings shade each other — pull cool, and a gray that looked warm on the chip can read blue on the wall. Test samples on your own wall before committing.
8. Damage Repair Belongs in the Same Job
Walls that need painting frequently need patching first. Handling repair as part of the painting project means the patches are primed and finished correctly and the whole wall ends up uniform. Our drywall repair page covers that work.
What Drives the Cost of a Painting Project
Three things move a painting quote more than anything else, and none of them is the paint itself:
- How much prep the walls need. Smooth, sound drywall goes quickly. Aged plaster with hairline cracks, peeling areas or previous repairs that were never feathered properly takes far longer before a brush is opened.
- What is included beyond the walls. Ceilings, trim, doors and frames each add surface and cutting time. A walls-only room and a full room with trim are very different jobs.
- Access and ceiling height. Tall stairwells, coffered ceilings and rooms that need staging take more time to do safely.
